Where Is Sealant Needed...
Plumbing Fixtures: Plumbing fixtures must be kept sealed at connections to walls, floors, and countertops to prevent water damage!
Non-Carpet Flooring: Hard finish flooring requires sealant only in specific areas when properly installed. If installation is flawed or minor damage occurs, sealant should be applied until replacement can occur.
Ceiling & Wall Finish: Ceiling & wall material is typically sealed at the time of original construction and will only require maintenance if damage occurs, or if remodeling is done.
Roof Coverings, Flashings & Penetrations: Roof sealant can temporarily fix small leaks or prolong a roof's life, it is not a permanent solution and should only serve as a stopgap until proper repairs or replacements are made. Roof sealant should not be visible when roof coverings and flashings are properly installed. Once roof sealant is applied, it should be inspected annually & maintained as needed! At a properly installed roof, there are no exposed fastener heads. When fastener heads are left expose, then require sealant.
Exterior Siding, Trim, Flashings & Penetrations: Sealing gaps, joints & minor damage in siding and trim is vital for preserving structural integrity. It is important to apply sealant around windows, doors, other penetrations to block drafts and moisture.
Exterior Door Thresholds, Windowsills: Sealing windowsills and exterior door thresholds is essential to prevent drafts and moisture. Regular inspections and the application of fresh sealant help maintain structural integrity, protect against water damage, and ensure a comfortable living environment.
